Quick Estimate uses broad reference ranges and is intended for early budgeting only. Local contractor quotes may differ substantially.
Roof replacement cost depends on roof area, roofing material, labor, roof pitch and complexity, tear-off of the existing roof, disposal, decking repairs, permits and location. There is no single national price that applies to an individual roof.
Current 2026 U.S. consumer cost sources place general roof replacement in the range of several hundred dollars per roofing square once removal, materials and labor are included — a wide range rather than a fixed figure. HomeGuide currently reports roughly $400–$900 per roofing square for general roof replacement, and Angi currently reports an average roof replacement cost around $9,609, with size, material, pitch and location as the major drivers.
Those are national planning references only — never contractor quotes or local prices. That is why this calculator offers two modes: a Quick Estimate for broad early budgeting, and a Detailed Estimate built entirely from the quantities and local prices you enter.
Published 2026 U.S. cost guides show broad ranges because each roof is different. The reference data used in Quick Estimate is dated and market-labelled: 2026 U.S. planning reference (HomeGuide roof replacement and shingle tables), last reviewed 2026-09.

Asphalt shingle material alone is currently listed at roughly $80–$250 per roofing square depending on shingle type, and roofing labor is commonly cited around $150–$300 per roofing square for typical shingle installation, with new-construction shingle labor nearer $200–$350 per square. Those figures are dated reference context only and are never inserted into your Detailed Estimate automatically.
2026 cost guides consistently identify size, material, pitch and complexity, removal and repairs as the largest cost drivers.
One roofing square equals 100 sq ft of roof surface. Roofers frequently quote both material and labor using roofing squares, which is why this calculator reports a cost per square alongside a cost per square foot.
Cost per Roofing Square = Total Cost ÷ Roofing Squares
Cost per Sq Ft = Total Cost ÷ Measured Roof Area
$11,046 ÷ 18 squares ≈ $613.67 per square
Both figures use the measured roof area from the shared roof geometry engine — not the waste-adjusted planning area — so comparisons between quotes stay consistent.
Materials and labor are separate cost drivers, and quotes present them differently. Some suppliers price per bundle, some per roofing square, some per square foot, and some contractors give one fixed project amount.
Detailed Estimate supports each of those approaches. Material can be priced component by component — field shingles, starter, hip and ridge, underlayment, ice and water barrier, drip edge and fasteners — or as a single cost per roofing square. Labor can be DIY/none, per square, per square foot or a fixed quote. If you enter $42.50 per bundle, the estimate uses $42.50 per bundle, never a national average.
Asphalt shingles use the full material takeoff. The shared roofing takeoff is built around asphalt shingle systems. For metal, tile, slate, wood or membrane roofing, pricing switches to a cost per roofing square rather than bundle quantities, because bundle terminology does not apply to those products.
Yes. Removing existing roofing can involve its own labor, disposal, dumpster or container cost, and more work where several layers exist.
Removal Coverage = Existing Roof Area × Layers

Removal cost depends on the existing material, the number of layers, weight, disposal and access, so no single rate is exact. 2026 guides commonly show roughly $1–$5 per sq ft for roof removal depending on material and weight, with asphalt shingle tear-off often around $1–$3 per sq ft. Those are reference figures only — your job is priced from the rate you enter. Disposal weight, container size and whether existing layers may remain are not determined here.
Decking or sheathing condition may only become visible after the existing roof covering is removed. BuildCalcWorks does not predict concealed damage — enter a known area, a planning allowance or a contractor quote.

2026 consumer guides often cite roughly $2–$5 per sq ft for roof decking or sheathing replacement installed. Actual costs vary, and the allowance percentage defaults to zero because BuildCalcWorks does not predict concealed damage. Truss, rafter and framing repairs are never priced automatically either — they are only ever a user-entered allowance.
Permit requirements and fees vary by jurisdiction. BuildCalcWorks does not determine whether a permit is required for your project. U.S. guides show roof permit fees ranging from a few hundred dollars upward depending on jurisdiction and project, so no universal default is inserted. Check your local rules and enter the fee you were quoted.
Roofs with steep pitches, valleys, dormers, multiple sections, many penetrations or difficult access can require more labor, more cutting, more safety setup and more material.
Roof complexity is shown as an explanatory factor. No hidden multiplier is applied to your numbers, because complexity cannot be quantified reliably from a single selection. Pitch is also never used to inflate a cost automatically — steeper roofs can increase labor cost, but the impact varies, so Detailed Estimate uses your entered labor pricing instead.
